River District Breaks Ground on Charlotte’s Next Mega-Development

Nearly a decade after it was first proposed, one of Charlotte’s most ambitious and transformative developments is finally coming to life. The River District, a 1,400-acre master-planned community located between the Catawba River and Charlotte Douglas International Airport, is now under active construction and it’s setting a new standard for sustainable, mixed-use development in the region. First proposed in 2016 and officially breaking ground in 2022 for infrastructure, the River District is being developed by Crescent Communities and represents the largest planned development in Mecklenburg County since Ballantyne. While progress was initially delayed due to a lack of infrastructure, such as water, sewer, and power, those barriers have now been overcome, and the vertical development is well underway.

Once fully completed over the next 10–12 years, the River District will include: 8 million square feet of commercial space, 500,000 square feet of retail, 2,350 multifamily residential units, 2,300 single-family homes, Hotel accommodations, An assisted living facility, A 50-acre school site for future CMS elementary and middle schools, 14+ miles of bike and walking trails, and 550 acres of preserved green space.The first phase, called Westrow, is currently under construction and will connect to future neighborhoods via a network of bike paths and nature trails. Four model homes are slated to open in September 2025, with the first residents moving in as early as winter.
